We use a conservative approach that is market driven. We firmly believe that you cannot force the market. Buyer demand is essential before significant dollars can be committed to a given project. Each project must stand on it’s own. In essence that means that a rigorous cash flow analysis must demonstrate that on-going financial constraints can be met with available funding sources. The cost/benefit ratio must clearly show a substantial return on investment. In larger projects all possible sources of economies of scale should be thoroughly investigated and integrated into a project. Projects should also be carefully phased so that rate of investment and development does not exceed market absorption rate. We do not believe in building speculative buildings because we think they pose unwarranted risk. We have succeeded in the past by holding and creating value in properties. We save the best pieces for last in larger parcels and create long term investment properties with financially sound qualified tenants.

Management

Darkenwald Real Estate has managed land and income property for over 40 years. We have the systems and the staff to treat every property with the personal attention that it needs. There is much more to managing a property than collecting the rents and maintaining its appearance. Communities and markets are constantly changing, road access can drastically change the integrity of a site and it is important to stay abreast of what is going on in the communities that these properties are in. Regardless of the economy it is important to communicate with the tenants and understand how their businesses are doing. The best chance of avoiding a future problem or taking advantage of an upcoming opportunity with current tenants is solid communication.
